Quick Answer
Evaluate a rental property using verifiable income, realistic operating expenses, debt obligations, liquidity, and your own risk tolerance. DSCR is a screening metric, not an approval, a promise of terms, or a recommendation to buy or sell. Wholesale-lender rules, documentation, and rates vary.
Start with Verifiable Cash Flow
A useful cash-flow review starts with evidence rather than an optimistic estimate. Gather current leases, a rent roll when applicable, and market-rent support for a vacant or changing property.
Separate income from operating costs. Common inputs include:
- Scheduled rent and other documented property income
- Vacancy and collection assumptions supported by the property and market
- Property taxes, insurance, association dues, and required utilities
- Management, maintenance, and appropriate repair reserves
Do not treat an unknown expense as zero. A missing tax, insurance, rent, or maintenance figure needs follow-up before a scenario can be evaluated responsibly.
Understand DSCR and Its Limits
Debt Service Coverage Ratio compares net operating income with debt service over the same period:
DSCR = Net Operating Income ÷ Debt ServiceNet operating income is rental income after vacancy and operating expenses, before debt payments. Debt service is the payment obligation being evaluated. A lender may instead use qualifying gross rent and PITIA—principal, interest, taxes, insurance, and association dues—so confirm the exact program definition before comparing results.
For illustration only, suppose monthly rent is $4,200 and operating expenses are $1,200. Net operating income is $3,000. If monthly debt service is $2,400, the illustrative DSCR is 1.25. This is arithmetic, not a live quote, lender guideline, or approval prediction.
A ratio does not capture property condition, lease quality, tenant concentration, reserves, borrower profile, or future changes in taxes, insurance, or payments. A lender's minimum ratio and documentation requirements can also differ.
Compare Financing Structure, Not Just a Rate
Two scenarios with the same headline rate can have different cash-flow and risk characteristics. Review the complete structure:
- Fixed or adjustable pricing and any future payment adjustments
- Amortization and any interest-only period, including later principal repayment
- Prepayment terms and the cost of exiting or refinancing
- Leverage, cash-out limits, reserves, and any seasoning requirements
- Property, entity, borrower, lease, and documentation requirements
Personal income documentation may differ from conventional financing, but credit, assets, leases, reserves, and entity documents can still matter. Loan Daddy LLC is a broker, not a lender; the wholesale lender sets program terms and makes credit decisions.
Evaluate the Property and Market Without a Forecast
Use observable information instead of assuming appreciation or rent growth. Review actual leases, rent comparables, local supply and demand, property condition, likely capital expenditures, and any short-term-rental restrictions.
Obtain property-specific tax and insurance figures when available. An estimate from another property or an old listing may not represent current costs. Entity, zoning, tax, and legal questions belong with appropriately qualified professionals.
Review Liquidity and Downside Risk
Consider whether available reserves could support vacancy, repairs, collection delays, insurance changes, or a payment adjustment. A property that appears to cover debt service on paper can still create liquidity pressure when expenses or timing differ from the scenario.
Review concentration, tenant quality, lease expiration, property access, and the effort required to operate the investment. These are due-diligence inputs, not guarantees about performance.
Information for a Scenario Review
A useful initial scenario normally identifies the property, current or expected rent, known operating expenses, existing debt or purchase price, requested loan amount, and timing. Keep sensitive identity documents out of general chat and use the approved secure intake process when they are required.
